5 Factors That Decide Your Credit Score

Credit scores range between 200 and 800, with scores above 620 considered desirable for obtaining a mortgage. The following factors affect your score:

1. Your payment history. Did you pay your credit card obligations on time? If they were late, then how late? Bankruptcy filing, liens, and collection activity also impact your history.

2. How much you owe.  If you owe a great deal of money on numerous accounts, it can indicate that you are overextended. However, it’s a good thing if you have a good proportion of balances to total credit limits.

3. The length of your credit history. In general, the longer you have had accounts opened, the better. The average consumer's oldest obligation is 14 years old, indicating that he or she has been managing credit for some time, according to Fair Isaac Corp., and only one in 20 consumers have credit histories shorter than 2 years.

4. How much new credit you have. New credit, either installment payments or new credit cards, are considered more risky, even if you pay them promptly.

5. The types of credit you use. Generally, it’s desirable to have more than one type of credit — installment loans, credit cards, and a mortgage, for example.

5 Things to do Before Putting Your Home on the Market

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.

2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

3. Get replacement estimates. Do you have big-ticket items that are worn our or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin. 

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.

5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?

5 Property Tax Questions You Need to Ask


There are some great deals to be had out there right now but as always, we all need to be informed consumers. Before you sign on the dotted line, make sure you know the answers to these property tax questions.

1. What is the assessed value of the property? Note that assessed value is generally less than market value. Ask to see a recent copy of the seller’s tax bill to help you determine this information.

2. How often are properties reassessed, and when was the last reassessment done? In general, taxes jump most significantly when a property is reassessed.

3. Will the sale of the property trigger a tax increase? The assessed value of the property may increase based on the amount you pay for the property. And in some areas, such as California, taxes may be frozen until resale.

4. Is the amount of taxes paid comparable to other properties in the area? If not, it might be possible to appeal the tax assessment and lower the rate.

5. Does the current tax bill reflect any special exemptions that I might not qualify for? For example, many tax districts offer reductions to those 65 or over.

Buyer's Market: Deal of the Year!

It's nobody's secret that it's currently a buyer's market in real estate but before you jump in to snatch up a great deal, you need to do your research. A CMA (Comparative Market Analysis) is usually prepared by a REALTOR when helping sellers decide on a price for their property. Simply put, it's a report that lists recently sold properties that are similar to theirs in the same neighborhood. This ensures your home is not grossly over- or under-priced right from the get-go.

However, buyers need to know this information as well and that's when an informed REALTOR is indispensable! That being said, I have a listing that is easily the best buy in Reunion: 212 Ivy Brook Court. One can rarely use the words "elegance" and "value" in the same sentence yet here is the perfect opportunity! And if you're on the hunt for the perfect home, you may find details you want to remember that others may overlook. Here's a way to keep it all organized... CrumbTracks iPhone app.

Take Your Own Photos/Videos
Agents take general shots of each room but what about specific details that appeal to you? Elegant mouldings? Gorgeous light fixtures? High-tech sprinkler system control panel? Create a file for each property and store details such as address, asking price, number of bedrooms/bathrooms, garage spaces, etc. Within each file, there are sections to store photos, video and make notes.

Handy Map Feature
Use the Map button to give you directions from your current location to the property and see nearby parks, schools, etc.

Design Gallery
You haven't found the perfect home yet BUT you may have discovered decorating ideas that appeal to you. Snap a picture and store it in your design gallery for later reference.

Prudential Gateway: First to Offer QR Code Technology in Metro Jackson

Rosemary Stovall, owner/broker of Prudential Gateway Real Estate, has been on top of technology in the Real Estate industry from the beginning! "I remember when MLS was first going online and it scared everyone to death! Some resisted but I knew it would only get bigger so I called Helen Pinkerton at Computertots (now known as Computer Explorers) who sent teachers to get us up to speed!"

And true-to-form, Rosemary's company is the first in the area to implement the use of QR Codes (Quick Response Codes) in the real estate industry. (Louis Gubitosi does a great job of explaining QR Codes in this article.)

Give it a try! 
The most obvious use of QR Codes in real estate will be adding them to the yard signs. An interested buyer can scan the code and immediately receive property details and a direct link to an virtual tour! This is much more information than can fit on a paper flyer and it's "green". Many REALTORS avoid brochure boxes today because they just aren't cost effective. In theory, the idea is good but printed material is expensive, limited and this particular use offers virtually no return on your investment. QR Codes on signs will be like brochures on steroids without generating paper waste!

And true-to-form again, Prudential Gateway won't stop with typical uses! The agents have numerous plans for these little gems for 2011! "QR Codes are all about relaying more information... more conveniently," says Rosemary.
